Tourism in 2026: a record first half and a dip in July

Armenia welcomed 1.04 million tourists in the first half of 2026, a record for the period. But in July arrivals fell below last year's level for the first time this year. Here is what it means for short-term rentals.

A record half-year

According to data published in August 2026, 1,041,598 foreign tourists came to Armenia in January–June, compared with 907,135 a year earlier, an increase of 14.8%. It is the highest first-half figure ever recorded.

Most visitors came from Russia, with 416,743 visits (40%), followed by Georgia with 150,322 (14.4%) and Iran with 81,180 (7.8%).

The Tourism Committee attributes the growth to new flights, visa-free travel and a longer season, including more winter visitors. The target for 2026 is 2.2 million visits.

July: the first decline

According to the Tourism Committee of the Ministry of Economy, 198,709 tourists arrived in July 2026, 24.6% fewer than in July 2025 (263,592). Even so, arrivals for January–July were still up 7%, at 1.24 million visits.

Rents and prices

In its August monetary policy outlook, the Central Bank noted that in June the faster rise in service prices was driven mainly by higher housing rents, reflecting activity in the real estate market.

What owners of short-term rentals should do

  • Do not base autumn plans on June's peak figures: the July dip shows demand can change quickly.
  • Watch for new flight routes: according to the Tourism Committee, they drive most of the growth.
  • Renting out by the day is income on which taxes are due. Check registration and tax rules with the tax service.
