Yerevan apartment prices in June 2026: figures for every district
According to the Statistical Committee's June 2026 data, a square metre in Kentron apartment buildings costs AMD 966,900 on average. Residential districts away from the centre saw the fastest annual growth.

The Statistical Committee of Armenia publishes the average market price per square metre of apartments in multi-apartment buildings for each Yerevan district. The June 2026 figures were published on 17 August.

For Avan, the publication shows an 18.55% drop over the year. Compared with prices in neighbouring districts this figure looks doubtful, so we draw no conclusions about Avan and suggest checking it against the Statistical Committee table.
Where growth is fastest
The biggest annual increases were in residential districts: Nork-Marash (+27.2%), Malatia-Sebastia (+23.8%) and Shengavit (+23.5%). Kentron and Arabkir rose less, by 10–13%, but remain the most expensive.
For comparison, Cadastre data show that Yerevan apartments rose by 4.7% on average in 2025, with an average of AMD 538,600 per square metre at year-end. The sources use different methods, but annual growth in 2026 is clearly higher. In February 2026 a square metre in Kentron cost about AMD 898,000; by June it was AMD 966,900.
