Apartment sales in Q2 2026: new builds and suburbs lead the way

According to Cadastre data, 4,882 apartment sales were concluded in Yerevan in the second quarter of 2026, over a thousand more than a year earlier. More than half were in new buildings.

Yerevan: more deals, more new builds

According to Cadastre Committee data analysed by Sputnik Armenia on 9 August 2026, 4,882 apartment sales were registered in Yerevan in the second quarter. That is over a thousand more than in the second quarter of 2025.

54% of the deals were on the primary market, meaning apartments in new buildings.

Where prices rose fastest

The same data show that apartments in Nork-Marash (+24.4%), Malatia-Sebastia (+21.6%) and Shengavit (+20.4%) rose the most over the year. Across the capital's districts, a square metre gained roughly 100–150 US dollars.

Regions: suburbs are in demand

In the regions, 1,583 apartments were sold during the quarter, and only 15% of them in new buildings. Prices rose fastest in towns 20–40 km from Yerevan.

The Statistical Committee gives the monthly picture. In June 2026 Armenia recorded 2,536 sales of apartments in multi-apartment buildings, 1,944 of them (76.7%) in Yerevan. Next came Kotayk (202), Lori (88), Shirak (61), Armavir (59) and Ararat (51).

If you count all property, including houses and land, the picture changes: of 4,658 deals in May 2026, Yerevan accounted for 1,533 (32.9%), Kotayk for 876, Armavir for 503 and Ararat for 498.
