Armenian banks' mortgage portfolio reaches AMD 1.79 trillion in the first half
At the end of the first half of 2026, mortgage loans held by Armenian banks totalled AMD 1.79 trillion. The portfolio keeps growing, but more slowly than consumer lending.

First-half figures
On 4 August 2026 the Union of Banks of Armenia summed up the first half of the year. Banks' loan portfolio reached AMD 8.8 trillion, growing by 11.5% over the half-year.

Mortgages and consumer loans together make up 43.2% of the portfolio. Loans to construction account for about AMD 952 billion, or 10.8%.
What happened in July
According to the Statistical Committee, commercial bank loans stood at about AMD 8.9 trillion at the end of July 2026, compared with AMD 8.78 trillion a month earlier. The weighted average lending rate fell to 12.51% in July from 13.18% in June.
Why the central bank urges caution
Back in May 2026, CBA Governor Martin Galstyan pointed out that loans are growing faster than deposits and household incomes. In 2025 the loan portfolio grew by about 23%, deposits by 13% and mortgages by 13.1%. The CBA expects banks to be cautious when issuing new loans.
For buyers, this may mean closer checks of income and existing debt when applying for a mortgage.
