Yerevan suburbs: living in Kotayk, the pros and cons
Kotayk is the most populous province around Yerevan and the obvious choice for people who want a house of their own without moving far from the city. Here is what works well there and what to weigh up in advance.

Kotayk in numbers
According to the Statistical Committee, 298,200 people lived in Kotayk province as of 1 April 2026: 162,400 in towns and 135,800 in villages. These are the province's largest towns:

Besides the towns, the province has many villages that have practically merged with Yerevan: new houses and townhouses are going up there, and residents travel to the capital every day for work and study.

- The commute: at rush hour, traffic builds up at the entrances to Yerevan, and the trip takes much longer than the map suggests.
- The price of proximity: the closer to the Yerevan border, the more expensive plots and houses are.
- Utilities on new streets: in new neighbourhoods, gas, water and asphalt sometimes arrive after the houses.
- Water in summer: for summer 2026 the operator announced a reduced water supply schedule in the regions, so ask the neighbours how their supply is.
- Mountain winters: Hrazdan and nearby villages get snow and cold, so you need reliable heating.
What is improving
In 2026 Electric Networks of Armenia is overhauling and upgrading 27 distribution substations; the company says this will noticeably improve power supply in Kotayk and Gegharkunik provinces and several Yerevan districts (Armenpress, 4 September 2026).
Demand for connections is also growing: from the start of 2026 to September the company received about 12,000 applications from new customers nationwide, around 5,000 more than a year earlier. It is a good indicator of how actively people are building and moving.

- Test the commute at rush hour, not on a Sunday.
- Find out whether the street has gas, mains water and sewerage, or whether you will need a septic tank.
