Registering Ownership with the Cadastre: Timelines and Procedure
An apartment becomes yours not when you sign at the notary but when your right is entered in the Cadastre register. Here are the deadlines, the costs and the ways to apply in 2026.

Why registration matters more than the signature
In Armenia, ownership of an apartment arises from the moment of state registration. As long as the Cadastre register shows the previous owner, everyone else, from banks and courts to future buyers, treats that person as the owner. So the last step of a purchase is not a formality; it is the whole point.
The key deadline: rights arising from a notarised deal must be submitted for registration no later than 30 working days after certification. If that deadline is missed, the law on state registration of rights makes the deal void. The count is in working days, so weekends and public holidays are excluded; in practice that is about six weeks. But do not wait until the last moment: if an error turns up in the documents, there may not be enough time to fix it.
How to apply
- Through the notary. Many notaries send the documents to the Cadastre themselves after the deal; agree on this in advance and take the application number.
- Online on e-cadastre.am. You need an Armenian electronic signature or a login through the ԵսԵմ (EsEm) system; documents are uploaded electronically.
- With the help of an advisory centre. In Yerevan there are the Shengavit (33 Manandyan St) and Kentron (1/3 P. Buzand St) centres. The Cadastre, however, encourages people to file any application online.

For the standard term a state duty is added to the fee; the portal lists 1,000 ֏, for a total of 26,000 ֏. These figures come from the state portal hartak.am as of September 2026 and apply to registering ownership of an apartment after a purchase; other cases may cost differently, so check before paying. The very first registration of a right to a property that was never in the register before is free, paid for by the state.
Which documents you need
- A passport or ID card; for a representative, a power of attorney.
- The notarised sale contract.
- A document confirming payment for the apartment; the state portal includes it in the list.
- Details of the seller's right: the certificate number or cadastral code.
- The receipt for the registration fee.
If an error or inconsistency is found in the documents, registration may be suspended or refused. So before filing, compare names, passport details, the address and the cadastral code across all the papers: a single typo can cost you a week.
What you receive
After registration the Cadastre issues a certificate of state registration of the right; if you applied online, it arrives by email. New-format certificates, issued since 1 July 2019, carry a number and a password that let anyone verify them on e-cadastre.am.
A few days after registration, order a unified extract in your own name. Make sure you are recorded as the owner, the shares are correct and, if you bought with a mortgage, the bank's pledge is registered exactly as the contract says.
Common mistakes
- Assuming everything is done once you sign at the notary. Until registration, the seller is still the owner.
- Putting the filing off and remembering it when the 30 working days are almost over.
- Not agreeing who files the application, the notary, the buyer or the seller, and losing time.
- Choosing a faster term without need: two hours costs six times as much as four working days.
- Not checking the entry after registration: a mistake in a name or a share is easier to fix right away than years later.
What changed in 2026
The Cadastre is moving its services online. Since 1 June 2026 the office at 35/2 Komitas Ave has been closed, and two advisory centres work in Yerevan instead. On 28 July 2026 the Committee announced that Armenian citizens, including those living abroad, can conclude a sale contract in their personal office on e-cadastre.am with an electronic signature, in which case the right is registered automatically. The service is new, so check the conditions with the Cadastre.
