Nor Nork and Avan: Yerevan's East and North-East
Nor Nork and Avan sit on the hills east and north-east of the centre. There is more fresh air and more parks, plenty of Soviet-era estates and new buildings, but no metro.

Two neighbouring districts on the hills
Nor Nork and Avan border each other and Kanaker-Zeytun, and their outer edges meet Kotayk Province. Both sit higher than the centre, and neither has the metro: people get to the centre by bus or by car.

Nor Nork: big estates and lots of parks
Nor Nork is one of Yerevan's most populous districts. It was built as housing estates, nine of them, plus the Bagrevand neighbourhood. The main road is Gai Avenue, and the major streets are Davit Bek, Tevosyan, Gyurjyan, Minsk and Vilnius.
For such a dense district it has a lot of greenery: Nansen Park, Tatul Krpeyan Park, Vaspurakan Park, Suren Nazaryan Garden and Tigran the Great Park. Yerevan Zoo and a water park are nearby.
Nor Nork's market is one of the busiest in the city. According to the Cadastre, 934 flats were sold here in Q1 2026 and 736 in Q2. Both times it came second in Yerevan after Arabkir.
Avan: fresh air, history and the Botanical Garden
Avan is an ancient village that became part of Yerevan in Soviet times. The district lies about 250 metres higher than the centre and is often praised for its clean air.
It is home to Katoghike Tsiranavor, a late 6th-century church and the oldest surviving church in Yerevan. For leisure there are the Yerevan Botanical Garden, Avan Park, Family Park, the Play City amusement park and the Football Academy with its pitches and sports halls.
The main streets are Hrachya Acharyan, Nver Safaryan, Marshal Khudyakov and Marshal Babajanyan. Demand in Avan is rising: 327 flats were sold here in Q2 2026, up from 218 in Q1.
What to consider when buying
- The trip to the centre: without the metro it all depends on buses and on congestion on the roads down from the hills, so test the route at rush hour.
- Heating: find out how the building is heated in winter and how much the neighbours pay for gas.
- For a new build: the construction permit, the stage of works and the contract with the developer.
- For a resale flat on a Soviet estate: the condition of the roof, stairwell, lift and pipes.
- What will be built nearby: the empty lot under your windows today could be a building site tomorrow.
