Abovyan: Yerevan's satellite town
Abovyan became a town in 1963 and was built to a plan: eight residential micro-districts and an industrial zone on a plateau between two rivers. The motorway and railway linking Yerevan with the north-east of the country run through it, which is why Abovyan is regarded as a satellite of the capital.
The 2022 census counted 46,434 residents. The town is home to the Church of Saint John the Baptist, opened in 2013 and one of the largest churches in Armenia.
Abovyan appeals to people who work in Yerevan but want to live in a small, quiet town. The key thing is to test the commute: at rush hour, getting into the capital can take noticeably longer than the map suggests.
The market in Kotayk Province, which includes Abovyan, is busy: according to the Cadastre, 541 flats were sold there in Q2 2026. That is more than in any other province and 35% more than in Q1.
Vanadzor: the country's third city
Vanadzor is the capital of Lori Province and Armenia's third-largest city. It lies in the Pambak River valley at about 1,350 metres, surrounded by mountains over 2,500 metres high. Until 1992 it was called Kirovakan.
In Soviet times Vanadzor was a major industrial centre with almost twice as many residents as today. The 2022 census counted 75,186. The city has Vanadzor State University and a branch of the National Polytechnic University, and a railway station with trains towards Yerevan via Gyumri and towards Tbilisi.
The climate brings warm summers and cold winters. It is a city for people who want to live among mountains but with urban infrastructure. In Q2 2026, 230 flat sales were registered in Lori Province, 9% more than a year earlier (211).
What to check when buying
- For Abovyan: the journey time to work in Yerevan on a weekday morning.
- For Vanadzor: heating and insulation, as winters here are cold.
- The condition of Soviet-era buildings: roof, stairwell, pipes, cracks in the walls.
- The Cadastre extract: owner and encumbrances, just as in Yerevan.
- If you plan to let the flat: demand, as a small town has fewer tenants than the capital.
