Kentron: Living in the Centre of Yerevan

Kentron is postcard Yerevan: the Cascade, the Opera, Northern Avenue. Here is what everyday life there is like and what to look for if you are buying a flat in the centre.

What Kentron is

Kentron is the administrative, business and tourist heart of the city. The district covers 13.35 km², and the 2022 census counted 119,841 residents. That is roughly 9,000 people per square kilometre, one of the highest densities in Yerevan.

The neighbourhoods inside it are very different. Kond and Noragyugh are among the seven original quarters of old Yerevan, with narrow lanes and private houses. Pokr Kentron, Nor Kilikia, Kozern and Aygestan were built up later. And Northern Avenue, Mashtots and Abovyan streets are the liveliest in the city.

Transport and everyday life

Four of the ten metro stations are in Kentron: Marshal Baghramyan, Yeritasardakan, Republic Square and Zoravar Andranik. Most city bus routes pass through the centre. Almost everything is within walking distance: theatres, museums, government offices, banks, cafés.

The downside is traffic on Tigran Mets and Sayat-Nova avenues, hard-to-find parking in courtyards, and late-night noise near restaurants. In buildings close to the main streets some flats are let to tourists by the night, so neighbours change often.

Where to walk

  • Circular Park with Poplavok lake, a green ring around the historic centre.
  • English Park and Lovers' Park, small but shady.
  • The Cascade, a stairway with a view of Ararat on a clear day.
  • Zoravor Surp Astvatsatsin and Saint Sarkis churches and the Blue Mosque, architecture from different eras a few minutes apart.

What the buildings are like

Kentron mixes tuff-stone buildings from the first half of the 20th century, Soviet stone and panel blocks, and new residential complexes built on the site of older housing. Private houses survive in Kond and the neighbouring quarters.

Older buildings have their advantages: high ceilings, thick walls, an address right in the centre. But they more often have problems with utilities, lifts and floor slabs. New buildings are more comfortable but pricier, and a parking space is often sold separately.

  • Year of construction, wall material and the condition of floor slabs, especially in buildings over 50 years old.
  • The lift and water pressure on the upper floors.
  • Which way the windows face: the avenue, the courtyard or a street full of restaurants.
  • Whether the building or plot falls within a future redevelopment zone; ask the district administration and the city hall.
  • If the building is a listed historical and cultural monument, alterations and facade work may need approval.
  • The Cadastre extract: who the owner is and whether there are any encumbrances.

The market in figures

According to the Cadastre Committee, 701 flats in apartment buildings were sold in Kentron in Q2 2026, third in the city after Arabkir and Nor Nork. In total, 3,099 property transactions of all kinds were registered in the district that quarter.

Kentron is the undisputed leader for rentals: of the 1,565 leases registered with the Cadastre in Yerevan that quarter, 522 were in the centre, a third of the total. For a buy-to-let investor that is an argument for the centre; for someone seeking quiet, it is a reason to look at the building more carefully.
