You can order a Cadastre extract without leaving home: all you need is a login to your personal office on e-cadastre.am and a bank card. Here is the process step by step and what the document will show.

What a unified extract is
A unified extract (միասնական տեղեկանք) is an official Cadastre Committee document about a specific property. It lists all the owners, the area and any restrictions on the rights, such as a mortgage or an arrest. Buyers order it before a deal, sellers for their listing, and heirs to see exactly what is registered in a late relative's name.
Anyone can order the extract, not only the owner. It is valid for 15 working days: if that period has passed by the time of the deal, order a new one.
What you need
- A login to your personal office on e-cadastre.am: register with an email address or log in through the ԵսԵմ (EsEm) identification system.
- One of three things: the property address, the ownership certificate number or the cadastral code.
- A bank card or payment through e-payments.am.
- Attaching documents to this request is optional.
Ordering step by step
- Log in to your personal office on e-cadastre.am.
- Choose the “Unified extract” section.
- Specify the property's designation, enter the certificate number or cadastral code and press “Search”; the address fills in automatically. You can also search by address.
- Choose the processing time and press “Register”.
- Pay by card on the site, confirming with the code you receive by message, or through e-payments.am by entering the 20-digit payment code.
- A receipt and an acknowledgement of your application arrive by email. The application and the finished extract are in the “List of applications” section.

Besides the unified extract, e-cadastre.am offers automated queries: by certificate number, cadastral code or address, the system shows data on registered rights, the property's characteristics and its cadastral value. Such a query costs 300 ֏ per property found, and you log in through ԵսԵմ.
It is handy for quickly weeding out options, but for a deal you need the unified extract itself, the official document with all the owners and restrictions.
How to read the extract
- Owners: do the names match what the seller says, and will all of them take part in the deal?
- Area and address: do they match the listing and reality?
- Restrictions: is there a mortgage, an arrest or other third-party rights?
- Date of issue: at the time of the deal the extract should be no older than 15 working days.
